Paphos Marina Moves Closer to Reality

The long-awaited Paphos Marina project is moving forward, with four investors submitting bids for the €300 million development in Potima, Kissonerga. Planned as a landmark marina and mixed-use destination, the project is expected to strengthen Paphos as a major hub for tourism, leisure, and investment.

The Paphos Marina project could support further property price growth in Paphos, especially in nearby coastal areas such as Kissonerga, Potima, Coral Bay, and western Paphos. Large waterfront developments usually increase the appeal of surrounding locations because they improve infrastructure, attract higher-spending visitors, and raise the profile of the area for both lifestyle buyers and investors. In this case, the proposed marina is planned to include up to 1,000 berths together with residential, commercial, hotel, and leisure elements, which would significantly upgrade the wider coastal zone.

The timing also matters because Paphos already has strong foreign-buyer demand. In 2024, Paphos accounted for 32% of all foreign property purchases in Cyprus, the highest share in the country, while Cyprus-wide residential prices were already showing an annual increase of around 7% up to Q3 2024. That means a major project like the marina would be entering a market that is already active, which can put additional upward pressure on prices in desirable nearby areas.

In practical terms, the marina could affect the market in three ways: first, by increasing land values around the project; second, by pushing up prices for new residential developments that benefit from improved prestige and tourism activity; and third, by supporting stronger rental demand for holiday lets and premium long-stay properties. This is especially relevant because the marina is designed as a flagship destination between Paphos and Coral Bay, not just a standalone berth facility. That broader positioning can lift the value of the surrounding district, not only the project site itself. This is an inference based on the scale and mixed-use nature of the scheme.
